Phase I and II ESA - Drum StorageARC is a leader in providing due diligence in order to satisfy ASTM requirements and offers a product that is clear and concise, meeting the needs of clients in from a variety of market sectors including (financial, commercial, industrial, and government).

ARC performs Phase I Environmental Site Assessments (ESA’s) in support of real estate transactions to comply with the American Society for Testing and Materials (ASTM) E1527-13 Standard for Environmental Assessments.  This standard is specifically designed to address due diligence on the part of the potential purchaser in support of the innocent land owner defense.  ESA’s provide appropriate inquiry into the previous ownership and uses of the property consistent with good commercial or customary practice in an effort to minimize liability.  Typical ESA’s include a historical records review, a site reconnaissance, documented interviews with informed persons, if available, and finally a report, with specific recommendations concerning the property.  

Phase I ESA’s may also include additional assessment such as testing for asbestos, lead-based paint, radon and water quality.  

Gas StationWhen dictated by the Phase I ESA findings, Phase 2 Environmental Site Assessments, which typically include soil and/or groundwater sampling, may be required to properly assess the potential environmental risk.  Test results of the samples are examined to assess how the current environmental condition of the site may or may not coincide with the intended short and long term use of the property.
